Roof Replacement Cost Calculator
Updated · By the CalculatorDash editorial team · How we check our maths
Quick answer
Replacing an asphalt shingle roof usually costs about $4–$8 per square foot installed, so a 2,000 sq ft roof is commonly $8,000–$16,000. Metal roofing runs roughly $9–$19 per square foot. Steep pitches, multiple layers to tear off and complex roof lines all add to the price.
How this calculator works
Roofers price in squares (100 sq ft of roof surface), and roof surface is always larger than the home's footprint because of pitch and overhangs. This calculator multiplies the footprint by a pitch factor, adds 10% for overhangs and waste, and then prices material, tear-off and complexity.
Labor is often more than half the cost of a new roof. Steep roofs need more safety equipment and move slower, and each old layer that must be stripped adds labor and disposal fees. Dormers, valleys and skylights add flashing work and waste.
The formula
- Roof area
- footprint × pitch factor × 1.10
- Material and install
- roof area × installed price per sq ft
- Tear-off
- roof area × tear-off cost × layers
- Complexity
- (material + tear-off) × 1.15 if the roof has dormers, valleys or skylights
Worked example
A 1,700 sq ft footprint with a medium pitch gives about 1,700 × 1.15 × 1.1 = 2,150 sq ft of roof (22 squares). Architectural shingles at $5.75 come to about $12,365, and removing one old layer at $1.25 adds $2,688, for roughly $15,050.
Tips
- 01Get at least three written quotes and compare them per square, not just by the total.
- 02Ask whether the quote includes decking replacement, drip edge, ice-and-water shield and permits.
- 03Metal costs more upfront but often lasts two to three times longer than asphalt shingles.
Frequently asked questions
How much does a new roof cost for a 2,000 sq ft house?
A 2,000 sq ft roof with architectural shingles commonly costs around $8,000–$22,000 depending on region, pitch and tear-off. Metal or tile can cost considerably more.
What is a roofing square?
A square is 100 square feet of roof surface. A 2,150 sq ft roof needs about 22 squares of material.
How does roof pitch change the cost?
Steeper roofs have more surface area for the same footprint and are slower and riskier to work on. Moving from a medium to a steep pitch can add 10–25% to the price.
Can I put new shingles over old ones?
Some codes allow one overlay, which avoids tear-off cost, but it adds weight and can hide damaged decking. Most roofers recommend a full tear-off.
