Updated · By the CalculatorDash editorial team · How we check our maths

Quick answer

Most residential pressure washing jobs cost $150–$500, and many land around $250–$400. Contractors often charge about $0.15–$0.40 per sq ft for driveways and $0.20–$0.45 per sq ft for siding, with extra for oil stains, second-storey work or soft-washing.

How this calculator works

Pressure washing is priced per square foot of surface, with the rate depending on what is being cleaned. Concrete takes high pressure and moves quickly; siding and roofs need low-pressure soft-washing with detergents, which costs more per square foot; wood needs care so it is not gouged.

This calculator multiplies area by the surface rate, adds a premium for stains and height, optionally prices sealing, and applies a minimum so small jobs still pay for setup and travel.

The formula

Cleaning
area × surface rate × stain factor × height factor
Sealing
area × sealer rate (if selected)
Price
the larger of (cleaning + sealing) and the minimum charge

Worked example

An 800 sq ft driveway at $0.22 per sq ft is $176. With oil-stain treatment (+25%) it becomes $220. Adding sealer at $0.60 per sq ft brings the job to $700.

Tips

  1. 01Bundle the driveway, walkway and patio into one visit to make the minimum charge work for you.
  2. 02Offer a recurring annual or twice-yearly cleaning plan to customers you have already served.
  3. 03Photograph surfaces before and after for your portfolio and to avoid disputes over pre-existing damage.

Frequently asked questions

How much does it cost to pressure wash a driveway?

Driveway cleaning is commonly quoted at about $100–$300, or $0.15–$0.40 per sq ft, depending on stains and size.

How much does it cost to pressure wash a house?

Washing the siding on a one- or two-storey home is commonly quoted at roughly $250–$800, depending on size, height and how dirty it is.
